First OT post. After 13 years of home ownership in SW CT, finally doing the kitchen remodel the house needed from day one. Knock out one wall, new cabinets, counters/sink/fixtures, floor and wiring updates, no water line/gas line/wiring moving on mayflowerva. Appliances are relatively new and will be staying. 12X12-ish. Somewhat mid-end $$$ everything. We're getting $30K-$40K estimates. Seems high. Chime in peeps that know more than I, which is dealing with nightmare to angel landlords in NYC.

That estimate does sound steep. For a 12x12 kitchen, especially with mid-end materials and no major plumbing or wiring changes, you might be able to get it done for less. It could be worth getting a few more quotes or checking if any local contractors offer discounts or better deals. Sometimes it helps to ask for recommendations from friends or look into reviews of contractors in your area to find someone reliable and budget-friendly.
